What is a Property Energy Performance Certificate?

A Property Energy Performance Certificate (EPC) categorizes buildings according to their estimated energy consumption. It takes into consideration the characteristics of your structure, such as the layout, the building materials, and your electromechanical services.

Property Energy Performance Certificates in Cyprus (EPC’s) became compulsory on 1st January 2010. This law affects all long-term rental properties and properties for sale that were constructed before 10th January 2007.

Do I need a Property Energy Performance Certificate in Cyprus?

EPC’s form part of Cyprus Building Standards. Owners and agents are held jointly liable and can be penalized if they cannot produce an Energy Performance Certificate. Therefore, all owners, sellers and lessors need to obtain an EPC.

Who is exempt from obtaining a Property Energy Performance Certificate in Cyprus:

  • If you have tenants or have entered into a rental agreement before 1st January 2010 and are still in the same property, then the owner does not need to supply an EPC.
  • Properties with a covered area of less than 50m2.
